Demand in Ciudad Juárez has begun to slow down starting from the first quarter of 2024 due to various factors, such as energy supply shortages and political issues related to the recent elections in the United States. In contrast, in the first quarter of 2023, the city reported a vacancy of 0.3 percent, which motivated developers to start industrial projects to meet the demand observed at that time.
The energy supply shortage negatively impacted Ciudad Juárez, contributing to the slowdown in demand. This led to several projects completing construction and entering the market as vacant spaces, resulting in a significant increase in market supply.
By the end of the fourth quarter of 2024, Ciudad Juárez has a wide industrial supply, highlighting recently constructed class A projects. Development companies such as Vesta, Centinela Property, Prologis, MEOR, Roca Desarrollos, and American Industrial, to name a few, offer spaces with high-quality infrastructure, representing an attractive opportunity for companies interested in establishing themselves in the region.
