Mexico City Condominium Owners Accuse Neighbor of Embezzling Funds

Residents of the condominium located at Coahuila 30, in the Roma Norte area of the Cuauhtémoc borough, denounced the alleged embezzlement of 318,188 pesos that had been raised to carry out a structural study of the building. According to the condominium owners, the amount was delivered on December 10, 2024, to Irene Aurora Velázquez Romero, owner of apartment 504-A, with the commitment to hire a technical assessment to evaluate the condition of the property. However, more than four months after the funds were handed over, the neighbors claim that no study has been presented, no accounts have been rendered, and the money has not been returned to the building's common fund. The complaint was filed by resident María Guadalupe Mendoza Romero with the Social Prosecutor's Office of Mexico City under file number ODCH/1065/2025. During a conciliation hearing on January 23, 2026, the lawyer Arturo Aparicio Velázquez, who attended on behalf of his aunt, argued that it was a private agreement, and therefore, in his opinion, the condominium would have no right to the funds. The affected party rejected this argument and stated that the money was contributed by the neighbors for a collective benefit, not an individual one, so they demanded transparency in its management. Since no agreement was reached between the parties, the Social Prosecutor's Office declared the case as res judicata, safeguarding the neighbors' rights to proceed through criminal or civil means. The case has generated dissatisfaction among the condominium owners, who demand the immediate return of the money and a clear accounting of its destination, as they consider it funds intended for the structural safety of the building. Likewise, the neighbors point out that this episode would not be an isolated incident, as the involved lawyer has been mentioned in various public accusations related to real estate litigation in Mexico City.
