Launch of DEPASO MARQUÉS Infrastructure Project in Querétaro

The El Marqués municipality launches the DEPASO MARQUÉS project, which will combine a gas station, a Starbucks, and a shopping plaza. Located on busy Circuito Universidades, the complex is part of Querétaro's growing commercial infrastructure. The project offers investment opportunities with up to 10% annual returns and is set for completion in 2027.

The municipality of El Marqués is joining the expansion of commercial and energy infrastructure in Querétaro with the launch of DEPASO MARQUÉS, a development that will integrate fuel, retail, and food services in one of the most dynamic corridors of the metropolitan area. The project, presented by the firm We Build Desarrollos e Inversiones, will be located on Circuito Universidades, a roadway that connects strategic points such as Universidad Anáhuac, Querétaro Intercontinental Airport, and residential developments like Zibatá and Zákia, where there has been a sustained increase in demand for services. According to the development's information, the complex will occupy a construction area of 5,746.5 square meters and will consist of a Mobil gas station, a Starbucks in a Drive-Thru format, and a commercial plaza with various stores, allowing different business types to be concentrated in one location. The model under which DEPASO MARQUÉS is being developed contemplates the participation of investors through collective schemes, with contributions starting from just over 564,000 pesos and an annual projected return of up to 10%, based on the income generated by the complex's operation. The company reported that the project was initially opened to existing investors on March 25 and, a day later, its public presentation was held, expanding the possibility of participation. The delivery of the development is scheduled for September 2027. The environment where the project is located has a daily vehicle flow of over 35,000 units, which represents one of the factors considered for its commercial viability, in an area that has also shown population growth above the national average. In this context, the expansion of service infrastructure responds to the urban growth of the municipality, driven by its proximity to the industrial cluster and the development of new residential complexes, which has modified the region's mobility, consumption, and supply needs. We Build Desarrollos e Inversiones reported that it has over 550 investors and has managed resources exceeding one billion pesos in projects in the Bajío region, under a model that allows participation in real estate and commercial assets. Regarding this scheme, the company's co-founder, Armando Bucio, stated that the objective is to expand access to these types of investments in sectors linked to services and infrastructure. “Through this model, investors can participate in the commercial flows of energy and service infrastructure in one of the state's fastest-growing areas,” he indicated.
