Nuevo León leads mortgage credits in Mexico

In 2024, Nuevo León stands out in the placement of mortgage credits, with consistent growth in the new housing sector, especially in Monterrey. The Tinsa study shows that the city represents a large part of the market.


Nuevo León leads mortgage credits in Mexico

During the past year, Nuevo León (NL) led the placement of mortgage credits in the country, representing 13.1 percent of the total, according to the analysis "Real Estate Market Outlook 2025" prepared by Tinsa Mexico by Accumin.

The study indicated that NL was followed by Jalisco, with 9.3 percent of the total credits placed, followed by the State of Mexico with 6.9 percent. The participation of these three states in the placement of credits was very similar to that of 2023. Notable mentions in subsequent positions were Quintana Roo, Guanajuato, Baja California, and Querétaro, leaving Mexico City in eighth place.

At the end of the fourth quarter of the past year, 20,760 units were registered in the country, representing a six percent annual growth. The annual total in the main cities was 80,784 units displaced during 2024, with a growth of 4.8 percent compared to 2023.

In the metropolitan area of Monterrey, which positions itself as a leader in the new housing sector, there has been a consistent growth in displaced units since 2020, with an average annual rate of 11 percent. The city accounts for 44 percent of the available stock in the social interest segment and 37 percent of the total displaced units in large cities.

In the last quarter of the past year, sales in social interest housing grew by 4.5 percent in Monterrey, where 7,144 homes of this type were placed, with 57 percent sold in the city. Regarding middle and residential housing, Monterrey also had a significant percentage of sales, with 23 percent and 30 percent of the total respectively. Finally, in the luxury segment, 2,041 homes were sold in the country, and Monterrey contributed 32 percent of those sales.
