The proposed model for the Tec district aims to precisely promote a polycentric city, where each zone, like this district, makes more efficient use of space, but promoting smart density... the goal is to offer proximity and a better quality of life for people living there, as well as ensure permanent regeneration of the area, it was added. Regarding the trust, the councilors confirmed to this editorial that everything contributed by the construction companies will be invested in the improvement of the Tec district, taking into account the new trust, which allows the municipality to manage the resources without modifying the Municipal Finance Law. There are no increases... a more efficient model is proposed to take advantage of the space, ensure resources for necessary improvements and renovations of the district, limit activities and ensure carrying capacity. Various commissions of the regio city council approved a public consultation from April 16 to May 28 that, if approved by citizens, would benefit developers with access to increased density and height in the Tec district area. Currently, the development rules allow construction companies to use buildings of up to five floors in areas defined in the Law and increase to 8 and 10 floors through payments and public space improvements. However, in the consultation, the early payment application discount is eliminated and it would move to a model of contributions to the Tec District Trust, with which it will be invested in the same area. It is a gesture from Mayor Adrián de la Garza to the developers for the World Cup, simultaneously promising the inhabitants of one of the most opulent areas of the municipality an improvement in urban development, mobility, and the quality of life of the people. On the issue of densities and heights, the Plan remains the same as it was from the beginning, in its current version. Indeed, in order to be able to use this figure —optional use— a developer or any owner would have to make a payment for this benefit to the Trust designed for this purpose, for urban improvements to the Tec District itself... restrictions such as it being handled as use, and that the benefit is tied to contributions to a trust specifically for benefits and improvements in the same area are eliminated, added Martha Montemayor. During the next session of the city council, at the proposal of the united commissions of Urban Development and Sustainable Infrastructure and Nomenclature, and that of Metropolitan Affairs, said proposal will be approved in tune with all the parties within the city council. It will be the citizens who will endorse these modifications, although it should be remembered that previously they opposed titanic works such as Line 5 of Metrorrey. In an interview with LPO, the councilors from MC, Ricardo Gallardo and Martha Montemayor, explained that the density or height of future buildings will not be expanded in the Law, however, the expansions will be flexibilized with the already established measures. In addition, they point out that for the ordering of the area, a model of urban planning 'Barcelona type' will be sought, where mobility and housing construction in the area will be improved. They are not radical changes, we are looking for a Barcelona-type model, Gallardo commented.
