The destinations of Los Cabos, Playa del Carmen, and Punta Mita top the ranking of hotel investment preferences in Latin America according to the 2025 Hotel Investor Intentions Survey in Mexico, Central America, and the Caribbean. This survey involves developers, owners, real estate funds, and private equity in the region. The rise of these destinations to the top positions has been remarkable, considering that Punta Cana and San José in the Dominican Republic led last year and now rank fourth and fifth respectively.

In particular, a notable increase to double-digit levels in the value of real estate properties in Baja California Sur and Quintana Roo is highlighted. The most popular strategy among investors, according to the survey, is opportunistic investment, indicating a positive investment outlook in the market. It is anticipated that buyers will prefer the acquisition of unbranded hotels for their renovation, as well as considering the growing relevance of international brands in the market.

In this context, the start of construction of the Montage and Pendry hotels in the Punta Mita project by DINE, with an investment exceeding 10 billion pesos, marked a significant milestone. The overall profitability perspective in hotel assets is reflected in the preference for resorts as the primary investment destination, especially in the luxury and high-end segment.

Macroeconomic factors, such as the expected growth in international and resident tourist arrivals, will also play a crucial role in the sector.
