
According to a report by the office and industrial market consultancy in Mexico, Solili, in 2024 the Monterrey metropolitan area (AMM) stood out for concentrating the highest volume of industrial construction in all of Mexico, exceeding 2 million square meters, which represented 36 percent of national participation.
The high demand in the industrial market of Monterrey has maintained the interest of developers in building new projects to meet market needs, consolidating Monterrey as the market with the highest construction volume in the entire country.
The Solili report highlighted that approximately 40 percent of the more than 2 million square meters under construction are available, which shows the developers' focus on maintaining a sufficient industrial supply to cover demand.
Within the Monterrey metropolitan area, the Apodaca industrial corridor continues to be the one with the highest construction volume, accounting for 30 percent of the total, followed by the Ciénega de Flores corridor, which represents 21 percent.
To meet demand, developers continue to build speculative warehouses, even in new industrial parks that are currently under development. Some notable projects include Pocket Park Libramiento, Zilum Parks Juárez, Parque Industrial Diamante Escobedo, Monterrey Tech Park, Visan Industrial Park, and Areya Guadalupe II, among others.
